JACKSON COUNTY TAX ASSESSMENT FAIL & TARDINESS OPENS UP THE MISSOURI APPEAL PROCESS!!!
We've seen the complaints throughout social media and A LOT of locals don't have their notices yet.
Accordingly . . . Here's the word and taxpayer alternatives available WITH PROOF from official Missouri websites . . .
"Because Jackson County is soooooo late getting the assessment notices
out, if taxpayers don’t get them until after Saturday, June 10, they can
appeal directly to the State Tax Commission. Here’s the regulation
that the State Tax Commission attorney cited when I emailed her
yesterday . . ."
From the Missouri Code of State Regulations
12 CSR 30-3.010 Appeals From the Local Board of Equalization
1. In any county or the City of St. Louis, the owner may appeal directly to the State Tax Commission (a) where the assessor fails to notify the current owner of the property of an initial assessment or an increase in assessment from the previous year, prior to thirty (30) days before the deadline for filing an appeal to the board of equalization….Proof of late notice, the date of purchase, and/or notice sent to the prior owner shall be attached to, or set forth in, the complaint.
