Judge Awards $52 Million To Tenants Over 'Reprehensible' Conditions At Kansas City Apartment Complex

A Jackson County judge has assessed $52 million in damages against a notorious Kansas City landlord and one of its investors in what appears to be the largest judgment ever obtained on behalf of Missouri tenants. Judge Joel Fahnestock awarded the damages after KM-T.E.H.

    KM-T.E.H. Realty 10 LLC on Friday sought Chapter 11 protection in U.S. Bankruptcy Court in Kansas City.

    Jackson County property records show the affiliate owns the Park Gate Apartments on East Meyer Boulevard. The apartments consist of 1- to 3-bedroom units.

    KM-T.E.H. Realty 10 is one of many affiliates of T.E.H. Realty, which, through separate LLCs, owns dozens of apartment complexes in the Kansas City and St. Louis areas, as well as other U.S. cities.

    When you don't hold people accountable for misbehavior, unscrupulous individuals will scam the system for as long as they can until it blows up, then move on to the next one.

    It's very similar to all the abandoned/dangerous properties within KCMO. The City allows bad property owners to slide (typically for years) without holding them accountable. So many City departments are dysfunctional because the leadership is failing and the bureaucracy has no incentive to do the right thing.

  17. I blame it on the tenants. Look at that mess. At what point do they quit making a problem more of a problem? If the toilet didn't work, would they quit using it? So if the trash isn't being picked up, do they quit adding trash to the pile? I lived on the east coast after a hurricane and we didn't have trash pick up for months and I guarantee you it didn't look like that mess. By the way, a nice Jackson County judge gave me a judgement against my shitty tenants. In fact, that couch looks familiar. It likely came from the front yard of my rental property because my tenants had it sitting out there for two months before I had enough and had them evicted.

  18. The landlord, and I use the term loosely, should be out of business and denied a business license for any place in the US. All assets should be sold and hopefully a real landlord will take over. As for the residents, some of the trashy look belongs to them and they should also be accountable. Being poor or less fortunate does not equal slovenly or dirty. I know many who have almost nothing, but what they have is clean and kept up. It is called pride and responsibility. The landlord has the responsibility to provide maintenance, a reasonably safe place and be responsive to issues. The residents have a responsibility to not damage their residence, pay on time (or make arrangements) and keep up with minor issues. The city has the responsibility to make sure both sides are doing their part.

  20. I don't think I believe this place is that bad. I think it's some of the tenants that tear it up and live dirty. Some are lazy some don't know any better and some do it out of spite. I've seen these same people in front of the Bainbridge deliberately empty the trash from their cars out on the street in front of the houses and it's out of hate and spite just like Quinton Lucas does and he doesn't know any better it's the ignorance he was raised in, same for these people.
