Additionally, the foreclosure rate in the first quarter of 2014 declined by more than 50% from the same period in 2012. ReplyDeleteA corrupt government, lame taxes, and poor management are the reasons people choose to simply abandon. The likelihood of people being able to sell their property is low. Ultimately, you must find a buyer willing to put up with what you no longer choose to. It's hard.

Yes, Funk wins. At least he listened to neighborhoods while this current council and mayor totally ignore neighborhoods. They've just decided to shit on any neighborhood for their own political purpose which destroys equity and the desire for home-ownership. ie - East Patrol, Street Car, Water Service Department incompetence, and the list goes on.
They can give all the grants they want (and that's what they'll have to do) nobody wants to live under dominant rule and nobody wants their children educated by under-performing schools. It's bad all around in Kansas City.
Of course, I'd leave too but that means I'd have to abandon my property. Not ready to throw it all away and start over. At least 36% of other people chose to do just that. That's an incredibly high number which is indicative of a social issue here in Kansas City.

Feel free to create your own facts, mine are verifiable. Not all houses that are vacant are foreclosed. Many can afford their house but choose some better...like where people can get a decent public education such as Johnson County. Pat Klein loves to call people poor. It's the only narrative he knows.

ReplyDeleteThe number of abandoned homes is not likely to go down in KC any time soon, given the approach taken by the new Land Bank.
ReplyDeleteJust one example (of many, unfortunately): 707 E. 34th. Most likely a tear-down on a lot so narrow there's no room for even a driveway, but the county assessed the home at $96,192, and, since the Land Bank mindlessly sets the minimum they'll accept at 2/3rds the county assessment, the least they'll take for this dump is $64,128. It appears the place has been vacant for three years or more. Its only value would be as a vacant lot for one of the neighbors to use as a yard or possibly to put in a driveway and garage, but that would mean buying the dump for $64K, tearing it down, and then putting in the driveway, and no one in their right mind in that neighborhood would pay that much just for off-street parking.
Last December one of the then-commissioners noted some of the county valuations may not be reasonable, but no consideration seems to have been given to that remark.
While the Land Bank in theory can accept lower than 2/3rds offers, they have not yet done so, and it requires a vote of 4 of the 5 commissioners to do so.
Which begs the question: Is the Land Bank interested in getting rid of its inventory or in making sure they have long-term employment?
Once again the "Hoodisrattis plague" helps destroy a city.

ReplyDeleteMost of these homes could be fixed up with a small amount of money and lots of labor. Unfortunately criminals steal stuff from the homes under repair making it almost impossible to fix them up. Even if someone does get one fixed up its not worth much in a crime infested neighborhood.

ReplyDeleteBut one of the funniest aspects of KCMO is the idea that one incompetent after another fills some position and accomplishes absolutely nothing, but that's somehow considered to be "padding his resume" so that he can "move up" on the politico ladder.
Burnish your credential by serving on the school board of an unaccredited district and that somehow "qualifies" you to run for city council.
Serve on a police board that "provides oversight" for public safety in a city of 464,000 that regularly has at least a third the number of murders of New York, and that somehow makes your resume look great.
It's one thing to take a chance on someone who may or may not have the courage and capacity to accomplish something, but to vote for people time after time who have already demonstrated their lack of abilities is truly an amazing phenomenon to watch.
Exhibit A? The current crop of council and county legislator candidates.
And as things get worse and worse, the voters keep enabling the status quo.
And when you find yourself paying salaries for firefighters with sales tax and federal grants and borrowing money for streetcar planning, you have to believe , things are going to get worse.

ReplyDelete4:46 is right. A lot of the abandoned homes are long-time family homes, often multi-generation homes. They may not have a clear title. Often the owner dies and has no children or their children live elsewhere and it's not worth the hassle to deal with the house. Sometimes the owner older and is overwhelmed with repairs, paperwork, taxes, etc. Sometimes, like a certain slumlord in midtown, an owner decides to rent the houses as long as he can find someone desperate enough to live there. (There's always someone desperate--felons, for example who can't rent from reputable landlords, drug dealers, etc.) Once the house is in such disrepair that even squatters won't move in the slumlord simply stops paying taxes, and the slumlord's liability becomes the taxpayers problem. If the county can't unload the property at the annual tax foreclosure auction, it becomes the job of the Land Bank to get rid of it, and the Land Bank seems to have its hands tied by appraisals not based in reality and an inability to be innovative, so, as the old song about the rocking chair says, if they can't sell it, we'll just keep sittin' on it. And paying. And paying. And... .
